We love this time of year! The weather is cooler, the fishing is great, and the sunsets are unbelievable! As we were returning from Wilmington yesterday, we noted that the leaves were starting to change and this morning, there was a definite autumnal feeling in the air.
We opened the new sales office at North Shore Country Club today. The course at NSCC has a four star rating from Golf Digest and offers its members swimming, tennis and a private beach access on Topsail Island. Out in Sage's Ridge, just a few miles from Topsail Island in Holly Ridge, we have just listed three more homes in the $ 154,900. range. Our representatives are onsite Saturdays and Sundays from noon until 5:00 p.m. Considering that these homes are only ten minutes from the beach and forty minutes from either Jacksonville or Wilmington, it is no woonder that we sell them within days of listing them.
Topsail Landing Condominiums are offering some wonderful incentives for first time home buyers. March Madness on the coast of Carolina!

Gray and rainy but still the beach! Just finished signing up to read the blog of one of our colleagues, Lenora Norris. Lenora manages the Coldwell Banker Sea Coast agents at our Mayfaire office in Wilmington. She likens it to herding cats, although I would think that it is also akin to trying to nail jello to a tree.
We are extremely encouraged by all the positive market signs. The phones are ringing on the island, showing appointments are being made and our Jacksonville office of The Burchfield Group has seven pending contracts!
Over the past month, we have been hosting a Realtor open house each week, our own version of March Madness! It has been a great way to meet our peers on the Jacksonville Board of Realtors. We had almost 50 the first week at our new home community in Sage's Ridge, and 60 for the second event in the community of Cherry Grove. Our third and final event will be this Thursday, March 19th at The Highlands in Queens Creek and we are expecting 100 Realtors to tour our beautiful gated community! The Highlands is the most unique of our neighborhoods in Jacksonville (Hubert), as it will have a clubhouse, swimming pool, basketball courts, soccer fields and walking trails with exercise areas.
We are looking forward to a wonderful Spring season on the island, Jacksonville and Hampstead!

October and Topsail Time

Happy to see the cooler weather finally arrive. Last night, the doors and windows were open wide and the fresh, brisk air was amazing. The ocean waters are still warm, so beachgoers are still able to take advantage of less crowded (sometimes we're the only ones on the beach) sands on which to pitch their umbrellas and unfold their chairs. This is quite possibly the best time of year to be an islander and if you're planning a visit, come go coastal in October!

Living on Topsail time!
Wednesday seems to be a good day for us to catch up on a lot of items we miss during the rest of the week. It is our day off from our real estate business, although we are still emailing and calling, just not at the office. All of our team has the day off as well. We found that having that one day a week free really does provide a welcome relief. One day that we don't have to "clean up" and face our colleagues or clients. We are also preparing to take our team to the StarPower conference in Orlando next week AND we have houseguests coming in while we are away. Lots to do!
Real estate transactions on the island have picked up dramatically in the first two quarters of the year. Apparently, there are a lot of really smart buyers out there who recognize incredible deals when they see them. We have a terrific oceanfront home that is on the market for $ 529,000. and the showings have been phenomenal! It is just a matter of time before we have a contract on that sweet deal.
Weather is great (it is summer, after all), the sounds and the bays of Topsail Island are great for all kinds of watersports and the ICWW and the Atlantic are easily accessible from here. Not quite tropical today but close
What an absolutely gorgeous day on Topsail Island! Probably in the mid sixties, brillant sunshine and the ocean was aqua blue. The full moon over the past few days has made the evenings glorious, too. Although we have had some cold nights, we are all hoping that it will help out with the bugs come spring. Oh, don't pretend that you don't have bugs. Unless you live in the frozen tundra or above 3000 feet, you have bugs! Real estate is really keeping us busy (that's a good thing, especially after the last two years). Great opportunities all over the island and on the mainland, as well.
