How to Buy a House, Part Four

It is Friday, so you can spend the week end browsing the internet, looking at homes. This really is the fun part. There are a few things you need to consider, though.

Start with the location. How far are you willing to travel to work, to schools (whether for your children or yourself), to entertainment venues, restaurants, parks, shopping, etc.? Do you need a home that is close to an airport? How close do those amenities need to be before you are out of your comfort zone? What kind of roads will you be traveling to reach those destinations? Do you need access to a major interstate? Would you like to be able to walk to restaurants and shopping?

What are your needs - how many bedrooms and baths? How much square footage for you and your family? A large fenced backyard for the children and pets? Think about your needs now and into the future. Are there home features that you want more than others? A patio or a screened porch? A large kitchen with a bar for seating or with a place for a table and chairs?  A more compact kitchen? All one level or would a multi-level home be better? Hardwood floors or carpet? Consider your needs first and then your wants. What could you compromise upon? Make a written list of all the criteria that is most important to you.

Should you have a real estate professional to assist in your search? Well, why not? There is no cost to you, as the seller almost always pays the commission on the sale of the house. An agent has the tools to help you find a home that fits both you and your budget, and their in depth knowledge of the areas in which you are searching for a home may prove invaluable. Why not have a pro by your side as you move through the most expensive purchase you will ever make? Finding an agent is as simple as asking a friend, checking out the real estate guides online or in the newspaper. Start with an agency with whom you may be familiar. Facebook has become a great resource for meeting real estate professionals on a more social level. Make some calls, send some emails and interview agents. Ask questions. If pressure is applied or you feel uncomfortable, move on. One of them will be the right fit for you.

Once you have your agent, share your lists. It is now time for them to go to work for you. You and your agent will be on the way to finding your home.

On Monday, you'll see how to keep track of all those houses and how to narrow it down to your "home." Have a great weekend!
